Why Flat Roofs Leak
Water sits on a flat roof longer than on a sloped one. Any seam that has opened, any drain that is clogged, any edge where the flashing has pulled loose will let it in. Rooftop units add more holes in the roof that need sealing.
We start by clearing drains and finding where water ponds. Then we check every seam and penetration. Many flat roofs need repair, not replacement, and we will say so.
TPO and Coatings
TPO is a white single ply membrane with seams welded by heat. It reflects sun, which helps cooling bills, and the welded seams hold up to ponding. For roofs that are still sound, a reflective coating can add years and cut heat gain.

Is a roof coating worth it?
On a sound roof with minor wear, a coating can add years for far less than a new roof. On a roof that is wet inside or has failed seams, a coating only hides the problem.
