Tile Roof Repair and Underlayment Re-Lay

Your tiles can last 50 years. The paper under them usually lasts 20 to 30. When that paper wears out, we lift the tile, put down new underlayment, and set your same tiles back in place.

Why Tile Roofs Leak

Concrete tile is not waterproof on its own. It sheds most water, and the underlayment below it handles the rest. In Inland Empire sun that underlayment dries out, cracks and tears. Once it does, every heavy rain finds a way in.

Thousands of homes in Ontario, Rancho Cucamonga, Eastvale and Chino were built with tile in the 1980s, 1990s and 2000s. Many of them are now at the age where the paper is done even though the tile looks fine from the street.

What a Re-Lay Is

We take the tile off and stack it on the roof. We tear out the old paper and check the wood under it. Then we install new synthetic underlayment, new flashing and, where needed, new battens. The same tiles go back on.

Because you keep your tile, a re-lay often costs much less than a new tile roof. Your house also looks the same when we leave, which matters in neighborhoods with an HOA.

Broken Tile and Matching

Some tile always breaks during a re-lay, and some is already cracked. We carry common profiles and colors and match as close as we can. When a tile is no longer made, we pull matching pieces from a hidden slope and put the new ones there.

Can I walk on my tile roof?

We advise against it. Concrete tile cracks under a boot if you step in the wrong place. Call us and we will look at it.

How long does a tile re-lay last?

Modern synthetic underlayment is rated for decades. With the tile protecting it from the sun, a re-lay should last as long as a new roof.

Will my HOA need to approve the work?

For a re-lay with your existing tile, many HOAs do not need a new approval. For a color or profile change, they usually do. We give you the product details for the form.
