What We Check
On the roof we look at the tile or shingles, the flashing at every wall and pipe, the valleys where water runs, and the ridge. In the attic we look for water marks, daylight, damp insulation and how well the space breathes.
We also look at the gutters and downspouts. Water that spills over a clogged gutter soaks the fascia and the walls below it, and that damage is often blamed on the roof.

What You Get
A written summary with photos. Each issue is marked as fine for now, worth fixing soon, or needs fixing before the next rain. No pressure to buy anything. If the roof is in good shape, the report says that.
