Where Leaks Really Start

Water runs along the roof paper and the rafters before it shows up on a ceiling. A stain in the hallway can start six feet uphill at a cracked tile or a dried out pipe boot. That is why a patch right above the stain often fails.

The most common causes we see are cracked tiles, worn underlayment under tile, lifted flashing at a wall, and rubber pipe boots that have split in the sun. Skylights and chimneys come next.

How a Repair Visit Works

We start in the attic if we can get in, because the wood shows where water has run. Then we go on the roof and follow that line up the slope. Once we find the source, we tell you what it is and what the fix costs before we start the work.

Small repairs are often done the same visit. Larger ones, like a section of tile underlayment, get a written quote and a scheduled day.

Repair or Replace

We will tell you plainly if a repair is a waste of money. If a roof has leaks in several places and the materials are worn out across the whole surface, a patch only buys a few months. If the roof has life left, we fix it and say so.
